You And Your Mortgage - When To Refinance, When To Hold Tight
As interest rates drop, home owners and investors alike pay attention. As a home owner, you know your monthly mortgage payment, you know your interest rate, and you remember, all too well, the closing costs and miscellaneous expenses involved with securing your mortgage. Yet, when surrounded by market conditions that lead to declining interest rates, we must all weigh the benefits with the costs and how those decreasing interest rates affect us. Interest rate reductions during an economic downturn may point to a loss in investment returns. However, these declines may lead to an increase in disposable income for people with mortgages. Mortgages may be refinanced to free up more of each month's income for other purchases. The caveat is that before refinancing a borrower must make sure that any fees for refinancing don't eat away all the monthly savings of the lower interest rate. In general it is the policy of most financial institutions to recommend that further mortgage refinancing may be worthwhile when interest rates fall more than 2 percent below your current mortgage. This is hotly disputed, however, and most now agree that while it could have happened in previous eras, it does not now. In present times the borrower has a wide range of choices when it comes to refinancing his mortgage. Those who now occupy the centre of the income range are becoming increasingly knowledgeable in money matters and many own stocks and shares, a fact not true for previous generations. Of course the potential rewards of such pursuits are accompanied by great risk and many fall into credit card debt are crippled by interest rates. Here are some questions to ask yourself when you are looking at refinancing a home loan: 1. What is the Current Interest Rate? 2. What is the Interest Rate of Your Mortgage? 3. How Long is Left on Your Existing Mortgage? 4. How Long Will You Keep Your New Mortgage? 5. Will Different Banks Compete and Give You Lower Closing Costs? 6. Does Your Current Mortgage Have A Penalty for Prepayment? After you understand the outlines of refinancing your home mortgage and have taken some notes, you should have at least a fair idea of whether and how much refinancing can add to your household's cashflow. You can run some financial scenarios on online mortgage or financing software, and then approach a loan officer about mortgage refinance. Note: If the value of your currency is decreasing at a historically unusual rate as compared to benchmark currencies, consider factoring in the current and future value of money.
